Marketing and Leasing
We conduct a thorough analysis of the rental value of your property, and then market your property for rent using various websites and other forms of advertising. We can provide a detailed analysis of leads, showings and applications. We conduct a rigorous
screening for each tenant and provide a 9 month warranty, so if a tenant we place defaults on their lease in the first 9 months for whatever reason, we will place a new tenant at no charge. Once an approved application is received, we will have
the lease signed, tenant moved in and all relevant documents, including lease and move in sheet, published to Owner Portal. We also work with most of the Housing Authorities (Section 8) in the Metro Atlanta area
Occupied Property Management
We will manage all aspects of your rental property including but not limited to: rent collection, tenant communication, notices, evictions, monthly reporting etc. you will have access to all info via the Owner Portal including receiving notifications
of tenants giving notice, work order requests and lease renewals.
Vacant Property Management
If you decide to keep your property vacant for whatever reason, we will ensure that the property is kept secure with a security alarm and 24/7 break-in monitoring. We will also make sure yards are being upkept to avoid any code violations, and regular
visits are made to vacant properties to ensure there are no maintenance surprises.
We will work on getting your rent increased and retaining tenants so that you maximize your returns. We will conduct a detailed market analysis and work with tenant or housing authority, if applicable, to ensure you get the most rent for your rental property.
In the unfortunate event that a tenant needs to be evicted from your rental, we will handle the eviction process. We work with local attorneys and law enforcement to ensure a quick and cost effective solution so that your investment is protected.
We offer full management of all aspects of construction and maintenance for your property. Our large network of contractors and vendors ensures you will be getting the best work done at the most affordable prices. We will scope the property and provide
you with a detailed estimate of work needed for renovation and turn-key projects.
Tenants are able to place maintenance requests at any time through our internet portal, and we have a dedicated team who respond to emergencies at any time of the day or night, every day of the week.
We are continuously finding and implementing better and more cost effective options for all aspects of maintaining your property. We know that this area of property management is very concerning to property owners and we put a great emphasis on transparency,
quality of work as well as upload all actual invoices including before and after pictures for all work completed and invite our clients to compare our pricing.
In the rare event we are requested to appear in court for a hearing, we are able to represent you as your property managers. Reasons for court appearances include evictions, code violations, tax hearings etc.
Property Intake/Utility Setup
We will ensure a smooth takeover of management for your property including but not limited to: Setting up all utilities for vacant properties or confirming utilities are in tenants name for leased properties. We will setup your property in our management
software and upload all relevant documents for easy access. Regardless of if you choose to have us manage your property tax, as part of our initial set up we review property taxes and verify all bills are up to date.
We can process Tax, Insurance and any other additional bills not directly related to Property or Maintenance Management (for example: a bill from your accountant or your attorney). While we recommend owners to maintain their own insurance policy and monitor
property tax payments, we do offer this as a service.
If your property is part of an HOA, we will manage the dealings with the HOA, including: rental permits, HOA violations and maintenance handled by HOA. We will also pay any dues required.
Property sales and acquisitions
We have assisted our clients with both the purchase and sale of hundreds of properties and have several experienced agents on our team that can assist with all aspects of selling or purchasing an investment property. We can also assist with evaluations of properties to purchase (although we must point out that we are NOT licensed home inspectors).
